An area of downtown La Jolla zoned solely for commercial properties in an effort to cater to tourists will soon see some of its most pricey commercial-to-condominium conversions out of the planning stages.
The property in question, located at 1020 Prospect St., will be converted to 16 residential condominiums and three live\/work condos. The owner was approved by the La Jolla Community Planning Association at its April 10 meeting and then by the San Diego Planning Commission at a Sept. 20 hearing.
The proposal passed and no one came to the meeting to oppose the project, said Edith Gutierrez, development project manager for the City of San Diego Planning Commission.
The owner can continue with the project now ” there is no next step. At the hearing, the owner was approved for a coastal development permit, a site development permit and a tentative map, Gutierrez said.
The four-story building is on half an acre of land. Currently, it is a commercial office building with underground parking and the location of the Madison Gallery.
“The Planned District Ordinance Committee found the project in conformance, and … it went quietly through the community review process,” said Joe LaCava, of the Planned District Ordinance Committee. “While there will be some minor facade changes, the committee thought this was a positive change for the village by eliminating the more intensive office use.”
The committee believed the condominiums will ease traffic and parking and bring more residents to the village center, LaCava said.
