To provide working families, veterans, and transition-age foster youth with an affordable, transit-accessible apartment community, San Diego-based nonprofit housing developer Community HousingWorks (CHW) is breaking ground on Ulric Street Apartments in Linda Vista.
Ulric Street Apartments will feature 96 new, deed-restricted apartment homes on 1.47 acres of land and is conveniently located near multiple public resources including public transportation, providing residents easy access to transit and employment centers. The community will include 10 units reserved for chronically homeless veterans in partnership with the VA’s Veteran Assisted Supportive Housing (VASH) Program, and 10 units for transition-age foster youth with local nonprofit service partner, Home Start. The development takes advantage of San Diego’s density bonus ordinance and will serve residents from 30% to 60% of Area Median Income (AMI). Construction is expected to be completed in spring 2022.

Ulric Street Apartments will transform a previously under-utilized site into a five-story development that will include a mix of studios and family apartments featuring one to three bedrooms. The development embraces sustainable technologies, incorporates quality design promoting natural ventilation, and offers resident-centered programs and services to help families achieve their goals and enable next generation success. The future Ulric Street Apartments community will be located at 2645-2685 Ulric Street in the Linda Vista neighborhood of San Diego.

The community is financed through collaboration with local city, county, state and federal funding sources, including: U.S. Bank National Association as the construction and permanent financing lender; Red Stone Equity Partners; San Diego Housing Commission; County of San Diego; California Department of Housing and Community Development; and federal low-income housing tax credits.
